added a 6.2 KwH system of photovoltaic panels and a 100-gallon two panel Thermal hot water system to my house two years ago. I took out a short term loan (one year interest free same-as-cash loan) with the understanding that I was going to wrap it into a refi of my mortgage, a V.A. mortgage.
I got back a 50% of my outlay from a state rebate. I am not qualified for the federal 30% tax credit because I am a disabled veteran and my monies are not taxed.Regardless I was assured that I would get at least half the cost in added appraised value to my home.
In trying to refi my loan, I was told by the appraiser that the solar work and other energy efficient improvements(spray foam insulation in the attic and under the floor plus cellulose in the walls) add no value to my house since there are no comps with the same improvements.
I am unable to refi the house and am having to pay an additional $782 for the work done. Are there any lenders who specialize in this type of refi? I have been to over a dozen banks, some credit unions and asked the V.A for insight but am turned away from all.
My credit rating is strong(740 range) and I have no late payments on ANYTHING but need some relief. I would not have done this in hindsight.
I have a 1200 sq/ft house and my HERS score is 10...my total electric bill for any 12 month period is less than $400...my gas is also just under $400.
Any help?
